RENTAL AGREEMENT

This short-term rental agreement is made by and between
2 Barefeet Properties LLC and/or Belinda Rossi and Anthony Rossi (Homeowners)
and Guest
CANCELLATION POLICY
Cancellation Policy – Guests will incur a $50 cancellation fee for any cancellations, regardless of timing. To obtain a refund, reservations must be canceled at least 30 days prior to the arrival date. Cancellations made within 30 days of arrival will not be eligible for a refund. Additionally, early departures or failure to arrive will not qualify for a refund.
Booking and service fees may be refunded at the discretion of the booking site, if applicable. To request refunds for booking or service fees, please contact the booking site directly.
Hurricane/Tropical Storm Policy: In the event of a named storm or hurricane, refunds will be issued exclusively if a mandatory evacuation is ordered in our area. Refunds will be confined to the dates directly impacted by the evacuation. Cleaning fees and taxes will not be refunded if check-in has already occurred.
Travel Insurance: It is highly recommended that guests obtain travel insurance, which can be purchased at their own expense.
RESERVATION DETAILS
RESERVATIONS – Payment must follow the guidelines specified in the reservation schedule. By confirming this reservation, you agree to all the terms listed in this rental agreement.
MINIMUM AGE REQUIREMENT – Guests must be at least 25 years old to make a reservation. The person listed on the rental contract must be present for the entire duration of the stay. Reservations made under false pretenses will result in the forfeiture of any advance payments, deposits, and/or rental fees, and will prevent the party from checking in.
MAXIMUM OCCUPANCY – The maximum permitted number of guests is limited to six (6) individuals, including children and infants, with a maximum of four (4) adults. Children must not be left unattended at any time. Guests who violate fire code occupancy regulations will be required to vacate the premises immediately, without a refund of the rental fees.
NO PETS – Pets are prohibited in Gulf Winds East #43. Any sign of pets will result in immediate eviction and a $500 deep cleaning fee (or the actual cost) charged to the card on file.
2 Barefeet Properties LLC/Homeowners are not responsible for accidents, injuries, illnesses, or loss of personal belongings on the premises. By accepting this reservation, guests assume all risks related to their use of the premises and those they invite.
NO SMOKING POLICY: Smoking within the condominium is strictly prohibited. Any violation of this policy will result in immediate eviction, along with a cleaning charge of $500 (or the actual cost of cleaning), which will be charged to the card on file. This policy applies to all forms of use.
DAMAGE –Any damages must be reported to the owner without delay. The guest agrees to assume responsibility for any damages that exceed normal wear and tear.
NO SUB-LEASING – This rental agreement is non-transferable. No other person(s) may occupy the property without the registered guest(s).
CHECK-IN DETAILS
CHECK-IN INFORMATION – Door code, address, and check-in details will be emailed to the guest before arrival.
In accordance with updated cleaning guidelines, the cleaning company is not permitted to enter the property while guests or their belongings are present. If a late check-out prevents the cleaning company's access, your account will be charged, with a minimum fee equivalent to one night's stay.
PARKING – Only registered guests are allowed to park in the reserved parking space. Additionally, one unassigned space may be available on a first-come, first-served basis. A parking pass must be displayed during your stay. Unauthorized vehicles are subject to towing at the owner's expense, and vehicles longer than 22 feet are not permitted.
SECURITY – The guest is hereby informed that a ring doorbell located at the entrance is and will be operational.. Any attempt to tamper with this device will lead to eviction.
NO DAILY MAID SERVICE – Linens and bath towels are provided, but daily maid service is not included. Beach towels are not supplied, and bath towels must remain in the condo.
GULF WINDS EAST #43 RULES AND REGULATIONS
PROPERTY AMENITIES – Only registered guests can use the pool and beach.
MAINTENANCE – In the event of a maintenance issue, 2 Barefeet Properties LLC/Homeowners will make every reasonable effort to resolve the problem promptly upon notification. However, no refunds or rate adjustments will be provided for unforeseen failures pertaining to electricity, water, HVAC systems, appliances, plumbing, cable, Wi-Fi, or any amenities supplied by the Association. Additionally, 2 Barefeet Properties LLC/Homeowners shall not be held liable for maintenance issues that occur within the common areas of the property.
DISTURBANCES - Guests who cause excessive noise or disruptions will be required to vacate the premises immediately, forfeiting their rental fee. House parties and the use of fireworks are strictly forbidden.
CONSTRUCTION - 2 Barefeet Properties LLC does not have control over construction in or around the premises and is not responsible for any inconvenience caused by construction in the area. Refunds or relocation will not be provided due to construction.
HOMEOWNER RIGHTS - The homeowner or their designated representative is permitted to enter the property at reasonable times for routine maintenance or repairs. Generally, advance notice will be provided for most issues. However, urgent repairs or maintenance may necessitate access to the property without prior notice. Furthermore, the homeowner or their representative reserves the right to request the registered guests vacate the property if any terms of the Rental Agreement or Association Rules are violated.
By accepting this agreement, you consent to receive all communications from 2 Barefeet Properties, LLC.
By electronically agreeing to this contract, I confirm that I have read and accepted all terms and conditions outlined in every page of this rental agreement on behalf of all members of my party.
